What we do

Sandwich Pro Plumbing handles residential and light commercial plumbing on the Upper Cape. That means drains, leaks, water heaters, sewer lines, toilets, boilers and sump pumps, from a midnight burst pipe to a planned repipe.

Our office is at 65 Route 6A in Sandwich. We keep one phone number for everything, and it is answered around the clock. There is no form to fill out and no waiting for a callback. You call, you describe the problem and a plumber starts working it out with you.

How we work

We explain the problem in plain words, give you the price before work begins and ask before changing the plan. If something is not worth repairing, we say so, because a repair that will fail next year costs you twice.

We are licensed and insured. Massachusetts plumbers are licensed by the Board of State Examiners of Plumbers and Gas Fitters, and you can verify any license through the state's eLIPSE portal before you hire. Plumbing permits in the state are issued only to licensed plumbers, so if someone offers to skip the permit, that is a reason to keep looking.

What we will not do

We do not promise an arrival time we cannot keep. Traffic on Route 6 and the Sagamore Bridge in summer is real, and an honest estimate is better than a guarantee that falls apart. We tell you when we are likely to arrive and update you if that changes.

We also do not pad a job. If a snaked drain will solve the problem, you will not be sold a sewer replacement. If a water heater has years left, we say that too.

Plumbing on the Upper Cape

Sandwich sits on the Cape Cod sole-source aquifer, and most town homes are served by the Sandwich Water District. The district adds sodium hydroxide for corrosion control, and its annual water quality report is public. We read those reports so that when you ask about pinhole leaks or staining, we can talk about what the district actually publishes rather than guess.

Many homes here are seasonal. A house closed up through a cold snap is where frozen pipes and unnoticed leaks show up, and we treat those calls with the urgency they deserve. For permits and inspections in Sandwich, the Building Department handles plumbing and gas, and we point customers to it when a job needs one.

How we decide between repair and replacement

Age matters, but it is not the whole story. A water heater that is twelve years old and leaking from the tank is done. One that is twelve years old and needs a new element may have years left. We look at the condition of the unit, the cost of the repair and how often it has failed before.

The same logic applies to pipe. A single pinhole in an otherwise sound copper line is a repair. Pinholes in several places, or old galvanized pipe that is closing up from the inside, point toward repiping. We lay out both options with prices so the decision stays with you.

Seasonal homes and rentals

A large share of Cape homes sit empty for part of the year. If you manage a vacation property, tell us when you call. We can check for leaks, confirm the water heater is safe to restart and look for signs of freeze damage before guests arrive.

For landlords and property managers, one number handles every unit. Describe the address and the problem, and we handle it the same way we would for a homeowner, with the price explained before work starts.

Where we work

We serve homes and businesses in Sandwich first, then Bourne, Barnstable and Mashpee. See our service areas for ZIP codes, or contact us for the address and hours.
